Our process is very streamlined to ensure that customers can find land they like, research it, and click to buy. Behind the scenes, we do the hard work of finding land with potential, keeping prices low, handling closing costs, and covering credit card fees without additional fees to you. We have sold hundreds of parcels over many years and have a high repeat customer rate.

  • Can I visit the property before buying?
    Of course, we have provided many people directions so they can visit the property. We can provide help with remote dirt road locations, GPS, Google maps, information we know about the area and more.
  • What guarantees come with the land?
    All properties are owned by our LLC outright, no third party sellers. Properties are sold free and clear. "Free" meaning no back taxes, liens or other encumbrances on the property. "Clear" meaning no one else can claim ownership of your property. There will be nothing owed on your property once you receive the deed. Also, the price you see is the price you pay. We will not ask for any additional payments down the line except for late fees if no payment is received. Our company provides owner financing at fair rates and we will never contact any banks or do any credit checks. We just ask that you make your payments on time.
  • Should I research the property?
    It is important that a customer does their own research to make sure the land fits their building, living or investing needs. This same standard is practiced with purchases of land from real estate agents. Calling the county or building department is a great way to make sure the land matches your goals. We are not able to visit each property or keep an eye on any changes over time such as road issues, addition or removal of utilities, zoning changes or building laws the county has. Land is sold "as-is", please make sure the property is right for you before purchasing. We are not a building development company, we are not qualified to help with all the plans you have with the land. We do provide the zoning description given by the county and best details available at the time about utilities and roads. For any specific needs you may want from a property, please call the building department and make sure your goals fit the property you buy. We sell land in all sorts of shapes, sizes, usabilities, zoning, conditions and price ranges. Buyers have different goals with land and every parcel of land is different. The same goes for traditional sales with an agent listing, they make no guarantees as well.
  • Is LandZero safe to buy from?
    Yes, LandZero has zero customer complaints and hundreds of satisfied customers.   • How does LandZero get the properties?
    We acquire our properties through different methods such as buying in bulk from large land portfolio owners, government foreclosures, auctions and contacting property owners directly with offers. Should you wish to sell a property to LandZero you are more than welcomed to send us the details. However, unless it is a unique deal we typically will not purchase using this method.
  • What happens if I don't pay while financing?
    After 15 days from the due date, if no payment is received, a $25 late fee will be applied. If the monthly payment and late fees are still not received after 30 days from the original due date a notice of default will be sent. If no payments are made 30 days after the notice of default the agreement will be foreclosed on and the land will go back up for sale. There will be no further land rights or refunds, it will be sold to another paying customer. However, we will never contact any banks or credit companies about the default. Your credit will not be affected.
  • Are these listings from real estate agents?
    No, our company owns all the land outright that we sell. Real estate agents sell other people's properties. This is a huge part of the savings we offer our customers, we do closings without charging you fees. If you find a similar property on Zillow that is agent listed, you may end up paying much more than the listing price.
  • Are you apart of the BBB?
    No, although their sales team has contacted us many times, we have not purchased a BBB membership due to the high annual fees. We are A+ rated on their website, complaint free, but we cannot use their logo without paying the annual fee.
  • How Does The Buying Process Work?
    We offer affordable land and make the process simple for future landowners. No credit checks, we offer financing through our own company and you are pre-approved. We just ask that you keep up with your payments. No huge down payments, the payment you make today pays off your first month. No need to break the bank just to start payment plans. Interest rates as low as 1%. Pay off the property within 1 year for 1% APR. Other APR plans starting as low as 3.5%. Want it today? Buy in Full for 10% Off. We cover all closing costs, what you see is what you pay. How do I Buy? First, find a property that fits your goals. You must review and electronically accept the terms and conditions of the land agreement. Upon purchase, a LandZero representative will welcome you and send you a secure invoice via email for payment. Once the invoice is paid, a managing member will sign the land sale agreement and send it back to you, finalizing your purchase. Payments can be made by credit card, debit card, or ACH, with monthly automated invoicing until the land is paid off. For Buy in Full, an additional deed recording form will be sent for you to complete. Our team will start the notarization and recording process with the county to transfer the land into your name. This process typically takes around 1 to 2 weeks, and an agent will assist you throughout. If you have more questions contact us at support@landzero.com
  • Are there any additional costs or fees?
    Not at all, what you see is what you pay. We pay all credit card processing fees, closing costs, recording fees and taxes on the property. The only fee that can be charged to you would be a late payment fee, so it is important to make your monthly payments on time.
  • Is your website secure to use my card details?
    Yes extremely, our platform is not on a Wordpress or anything else we would be in charge of. All SSL security is ran by an e-commerce company, a leader in the market with top security. Payments are processed by a leading processing company as well, we will never have access to your payment details.
  • When do I get the title to the property?
    Once the property is paid in full our company will execute the deed and record it with the county to transfer you title. All closing costs are covered by us. After recording, we mail you a full land packet with the deed and your properties information free of charge.
  • When Can I Use the Land?
    You can only use the land once it is paid in full and you receive the actual deed. If you finance the land, it is not in your name yet so building structures, living on it or removing trees for example is prohibited. These guidelines have been established due to local restrictions and county laws. It also protects us and you from legal issues due to illegal actions on the land. If you start a payment plan and disregard this, the county can evict you or even arrest you for trespassing because you don't actually own the land. In a situation where someone can live on the land while they pay, there is a different set of forms that need to be recorded with the county, making you essentially the owner. This often requires a credit check, a large down payment, and filing fees. We are not established as a lease-to-own business and do not require down payments. Any damages to the property that incur removal costs will be brought before a court of law.
  • What is the return policy?
    Given that a land agreement is signed upon purchase, this agreement explicitly states that no refunds are given. However, we want to ensure you are happy with the land. If, for some reason within the first 30 days of purchasing a leasing plan, you decide you no longer want the land, we will void the contract per your request and issue a refund only within this 30-day period. After 30 days, or for the length of the agreement, no refunds will be given. This is the absolute standard with all land sale agreements, as well as mortgage agreements for homes, cars, or anything on payment plans. Losses are incurred due to time lost when someone does not adhere to the terms of payment. We keep this land in good standing and cannot sell it or receive payments on it from someone else during the length of your loan. After a deed is transferred, such as buying in full, we cannot buy the property back, and no refunds are given, so make sure it is right for you. We absorb many credit card processing fees and closing costs behind the scenes; it would be an absolute loss on our end to buy it back at full price, and it cannot be done.
  • Are there pre-payment penalties?
    No, you can pay off your land balance at any time without fees. You can also make larger payments to pay off the land faster.
  • How does the monthly billing work?
    All invoicing is atomically done by an external company. An invoice will be sent to you by email 5 days before your payment due date. You can make a secure payment within the email link or within your customer portal. We accept credit cards, debit cards or bank transfers. We will never have access to your payment details at any time. Invoicing is done by a leading invoicing and bookkeeping company.
